The U.S. Department of the Treasury has approved 25 newly designated Opportunity Zones across Idaho following nominations submitted by state officials. The designations, announced by the Idaho Department of Commerce, take effect on January 1.
The federal program offers tax incentives for individuals and corporations that invest capital gains into designated areas through Qualified Opportunity Funds. Under revised federal guidelines taking effect in 2027, qualifying investors who hold funds in these zones can defer capital gains taxes for five years, reduce their taxable gain amounts, and potentially avoid federal tax on future appreciation if investments are held for at least a decade.
Approved zones include five areas within Boise—Downtown, the Shoreline district, the University District, South Boise Village, and West Boise. Additional zones were approved in northern Idaho communities, including Coeur d'Alene, Post Falls, Blanchard, Kellogg, Smelterville, and Wardner, where local officials and the Coeur d'Alene Tribe have explored options for tribal land development. Designations were also granted to census tracts in Caldwell, Garden City, Nampa, Pocatello, and Twin Falls.
